Social Media Best Practices For Real Estate

Social Media Best Practices For Real Estate

As real estate marketing professionals, we are learning that you need to actively engage with other people on social media and share great graphics and content. Surprisingly, the more you like, comment, and share other people's posts, the more love you receive back.

Social Share can supply you with high-quality real estate social media graphics and content. All you have to do is spend 10-20 minutes a few days a week on your favorite social media platform and like, comment, and share your favorite content from friends, family, or respected business associates.

What social media is best for real estate?

Each social media platform provides you with access to various potential clients looking for a variety of real estate services. Understanding which platform your desired clients are using is paramount to strategically using your limited time and resources. Taking a few minutes now to understand each platform better will save you time and money in the future.

Facebook

Facebook is where people share stories, memories, hopes, and dreams. This platform is perfect for residential real estate agents to connect with their clients and broaden their network. In addition, you can join many Facebook groups to network with your peers, learn from real estate experts, and grow your business.

Twitter

Twitter is an excellent online platform for reaching professionals busy sharing and connecting with others with similar interests. Registered users can post, like, and retweet tweets, but unregistered users can only read publicly available ones.

Instagram

Instagram is the perfect platform for sharing videos about your current listings, motivating people to dream about where they could live, and providing an inspiring real estate future. Use all of your professional photos and on-site videos as posts and stories on this platform to reach your desired audience.

How often should a real estate agent post on social media?

The frequency of posting is different for each social media platform. Here are some examples of days and times other professionals have found useful when scheduling social media posts.

Facebook

The primary goal of Facebook is to engage with your followers. Therefore, you will need to share quality graphics or videos, information, resources, and relevant questions to increase engagement. You can reserve your resources by only posting once a day because Facebook’s algorithm values quality over quantity.

The best times to post on Facebook are when your specific followers use the platform. Everyone has an opinion, but only you know when your followers are active. You can view your stats and analytics area to see when they are most active and schedule your posts accordingly.

Some suggested times include:

  • Tuesday, Wednesday, or Friday from 9 AM – 1 PM
  • Monday & Thursday at 8-9 AM, 5 PM, & 2 AM
  • Monday through Saturday between 1 PM – 3 PM
  • Wednesday through Sunday between 11 AM and 4 PM

Twitter

Twitter is a fast-paced platform flowing with various topics that people follow, respond to, and share. By focusing on a few specific issues, you can collect many followers interested in learning about your valuable information and starting conversations. You can also share more often on this platform because it is fast-paced.

Instagram

On Instagram, you have several posting opportunities. For example, you can share pictures and videos as posts or stories. Stories will disappear after 24 hours. And you can share 15-second multi-clip videos with audio as reels. Instagram is a highly visual platform, and sharing visually engaging content often gains you more attention. This platform is excellent for sharing up to two posts per day and three stories per 24-hour cycle.

What should I post on social media?

The 80/20 rule indicates that 80% of social media posts should be helpful to your audience — meaning, it educates, entertains, or offers a solution to their problems — and only 20% should explicitly promote your business.

People don’t go on social media to see advertisements. Instead, they log on because they’re bored and want connections, entertainment, inspiration, or information to improve their lives. Finding “funny and entertaining” content is the number one reason for using social media, followed by the desire “to fill up spare time,” according to a report by Global Web Index.

Providing the type of content that your audience goes to social media for gives them a reason to follow you. In addition, by providing helpful content to your audience, you can give them something rather than ask them to “buy” things. This allows you to keep their attention long-term and build a sustainable relationship so that they’ll continue to be loyal to your brand as their housing needs evolve.

Here are some ideas.

New Listing

Social media platforms offer so many creative ways to showcase property photographs. For example, you can create a video slideshow using photos on Facebook itself. Or, you can create a carousel post on Instagram, where you can feature more than one photo at once, and your followers can scroll through it. Creating assets like slideshows or carousels is that you can highlight multiple rooms within one property. This gives your followers a more realistic depiction of your latest listing.

Helpful News & Information

Local Events in the Community

Social Share graphic - community event

What’s happening in the city this weekend? What community events do you think people should check out? Sharing local events shows that you’re in the know about current gatherings, and your followers will look to you for suggestions on what to do and see in the city. You’ll be known as a neighborhood expert and city expert simultaneously.

Inspirational Quotes

People love people who are energetic, optimistic, positive, and hard-working. So posting an inspirational or motivational quote once in a while will make your followers realize that they share your same values. It can be real estate related or something more general.

Humor Posts

Put a smile on people's faces. This can be as simple as a question about real estate or a hilarious dog photo. The goal is to get attention and create a springboard for meaningful engagement. Plus, we all need a break!

Memes

Keeping it lighthearted on social media will remind your followers that you’re human. Nobody wants to see advertisements and sales-y content all the time. People are primarily on social media to keep up with family and friends and see entertaining content if you think about it. So give them what they’re online to see.

How-To and DIY tips

Do-it-yourself projects are super fun, but they also encourage your followers to create something personally customized and, therefore, unique. For example, you can show your followers easy ways to add curb appeal to their homes or share interior decoration ideas based on the season.

Real Estate Tips

Remember, you’re the expert. But for most agents, their social media presence doesn’t reflect their expertise, either because they’re not creating the correct type of content, reaching the right people, or are even active.

For buyers, think about how you can help them find what they’re looking for in today’s market. For example, what should they know about showings, credit ratings, and everything about purchasing a home? Are they seasoned real estate investors, or are they first-time homebuyers?

For sellers, put yourself in their shoes. If you were a seller, what advice would you want an agent to share with you? How can you present your home in a way that sells? Share your best tips!

Client Testimonials

If you’re not already asking your clients for testimonials, you’re losing a vast marketing opportunity as a Realtor. No matter how often you tell online viewers how awesome you are at your job, they’re still more likely to defer to your past clients for a review.

Community Service

Social Share graphic - community service

Buyers and sellers want to work with an agent who holds the same values. While your negotiation and marketing skills are essential as a professional, it’s not everything. What are causes near and dear to your heart? How do you volunteer your time? Show your followers how you give back to your community! It’s extra exposure for the charity you support and encourages more people to get involved.

Partner/Business Spotlight

Dedicate a post for your partners in business or feature local businesses. Tell the story behind the partnership or company. If it’s a partner, you can highlight a memorable experience you’ve had with them. If it’s a business, get their background and what led them to open their business and what they love about it. Include photos or a short video.

Ask a Question

Question and Answer sessions are great because they’re informative for the viewer, and it’s an opportunity for agents to show off their knowledge of the industry. You can address Frequently Asked Questions through static media, or even better, through video.

Closing Posts

Real estate transactions are incredibly complex. Navigating legalities, conditions, and inspections (never mind marketing and finding a buyer!) isn’t exactly a walk in the park. So when a transaction is a success, it’s time to celebrate! Welcome your buyers into their new homes with a social media shout-out!

Seasonal Messages

Extend your seasonal greetings the fun way by posting them with graphics, fun facts, or a personal story. Let them get to know you and the holiday better!

Market Update

What’s going on in the current market? What can buyers and sellers expect from the local market overall? It may also help to provide hyperlocal information on the market if you specialize in specific communities.

Personal Posts

Social Share graphics - personal real estate posts

Real estate is a fascinating business because a large part of promoting it boils down to how you market yourself as an agent. You’ll find that when you are genuinely, authentically yourself on social media, you’ll attract more followers than the agent who puts up a facade. People are attracted to genuine people, so show them just a little bit of your life. Where did you go for your vacation? What are some of your hobbies? What’s your family doing this weekend?

Open Houses

Social Share graphic - open house

Encourage more foot traffic to your open houses by sharing them on social media. Our recommendation is to create a beautiful graphic showcasing the best rooms within the room and including crucial details such as an address, date, time, and of course, your headshot and contact information. To make it easier for yourself, you can batch design these graphics every week so you can have them ready for the weekend.

Behind the Scenes

Nothing builds anticipation around a new listing than behind-the-scenes content. If you have videographers, stagers, and other service providers coming into a property, take behind-the-scenes content and post them on your social media profiles. It shows your followers all the hard work that goes into selling properties. They’ll be begging to see the final product!
