Of course, there are online home evaluators that you can get an estimate of your home’s value, but there’s no substitute for a real comparable market analysis (CMA) which compares your home to others like it that have recently sold.

As an agent, I have access to all the exceptional real estate systems and info available and some that are not, and the bottom line is that it is a very rare occasion that these online evaluations accurately reflect the real market value of a home. Why?

• It’s a computer algorithm that has between 10-20% margin of error
• Doesn’t take into account special features, such as views
