Here’s How to Increase Your Comps (Working Around Low Comps and No Comps)


Non Disclosure States Map

Working with low comps or no comps? Don't worry. We've got a few ways to workaround comparable market analysis issues.

I Don't Have Any Comps

In some markets, Corefact is unable to pull comparable sales because an agent is located in a non-disclosure state.

In a non-disclosure state, transaction sale prices are not available to the public. There are two main causes for states being considered non-disclosure:

  • The first cause is due to the fact that the sale price is not required to be submitted to the county office. This is the case in Texas and North Dakota, among others, when a real estate transaction occurs in most non-disclosure states or counties.
  • The second cause is that even though records are kept by a governing body, the records cannot be distributed to the public. Such is the case in New Mexico, which “is a strict non-disclosure state, [so] information about property can only be given to the registered owner of the property.

Since we rely on public county records as our primary data source driving our Home Estimate (which take comparable sales prices into account), it poses a challenge to calculate accurate Home Estimates when sale prices are not available.

Non-disclosure states include Alaska, Idaho, Kansas, Louisiana, Mississippi, Missouri (some counties), Montana, New Mexico, North Dakota, Texas, Utah, and Wyoming.

If you are in one of these states and are interested in providing your own comps please contact cs@corefact.com and we will provide a format guide for you to fill (please note the data must be in a CSV format).

Alternately, we can process the order as is, and anyone using the key code will be encouraged to contact you directly for a personalized estimate instead of one that is computer generated. Below is the message the contact will see:

“Non-disclosure notice for the state of (XXX)! Based on your address, we may have limited property information available. To get an online estimate, please try updating your property profile or contacting me through the Agent Assessment option for a free home valuation.”

I've Got a Low Number of Comps

When we detect a low amount of comps, we will reach out to you and ask if you would like to provide your own sales data (we recommend at least 10 per ZIP Code).

Alternately, we can process the order as is, and anyone using the key code will be encouraged to contact you directly for a personalized estimate instead of one that is computer generated. Below is the message the contact will see:

"Oops! It looks like we aren't able to accurately provide a home valuation due to the lack of available comparable sales in your area. Please contact (agent name) for a personalized value assessment specific to your unique property."
